This Wellesley project combined three major improvements in one coordinated addition: an oversized one-car garage, a sunroom above it, and a cantilevered deck connected to the new living space. Colony Home Improvement extended the existing family-room gable while preserving—and enhancing—the home’s original character.

The Project Plan

The original deck was removed to make room for the new structure. The design placed an oversized garage at grade, a bright sunroom above, and an elevated deck off the sunroom. Connecting the addition at the end of the existing family room helped the new work feel integrated with the original house.

Foundation and Structural Coordination

Excavation extended approximately four feet below grade for the footing and foundation. Reinforced concrete footings supported a 10-inch foundation wall, which was pinned to the existing foundation. Anchor bolts and Simpson Strong-Wall connections were incorporated into the concrete to support the new structure.

After backfilling and compaction, wire mesh was installed for the garage slab. The slab was formed with a slight elevation change to direct water toward the garage door. Engineered I-joists supported the sunroom floor above the garage, coordinating the needs of both the living space and the structure below it.

One Addition, Several Everyday Benefits

By stacking the sunroom above the garage, the project gained enclosed parking, additional living space, and a new deck without treating them as separate renovations. The result expands both indoor and outdoor use while maintaining a cohesive exterior.
