2 Story Addition Somerville
This 2 story addition located in Somerville required its first floor flooring joists to actually be built below the existing grade in order for the new addition floor heights to match up at the same heights, we accomplished this by using a stepped foundation shelf for the 1st floor joists and carrying the rest of the foundation up above the existing grade.

Before picture of 2 story home addition in Somerville, the first floor joists will actually be below grade, and will require a shelf on the new foundation for the 1st floor joist to sit on and then we will extend the remainder of the foundation above the grade which will protect the joists for ever being exposed to moisture. The first floor will consist of a ½ bathroom and family room which will be open to the kitchen, and will also have a small mudroom area with cubbies located in the new hallway entrance. The 2nd floor will have a new master bedroom with walk in closet and master bathroom.
This picture shows the excavation 4’ below grade, and also the existing rubble wall foundation which will need some added support and new access opening into existing basement, this new home addition on the rear of home will be located off the kitchen and will open up into a new family room.

Exterior of new 2 story home addition in Somerville almost complete, there still need to be finished grading and new patio to be installed.
We are also installing balusters and railings on top of rubber roof, deck will be built sometime in the next few years.
Exterior siding is cedar clapboards, with primed trim boards and custom Marvin windows.
